The company was founded in 1971 by Joseph D. Morris and Robert Morris, who still provide strategic direction for the company’s priorities.
As a full-service development organization, we take responsibility for the entire spectrum of client needs from daily property managment to industrial real estate development including:

We have developed or acquired over 2.8 million SF of retail space in 13 shopping centers located across the Tri-State Area and Florida. Morris strives to develop and purchase Class A shopping centers with national credit tenants located in strong demographic areas with exceptional retail locations.
Our Retail Development operation of the company is based upon the philosophy of developing long term relationships with our tenants. To meet this goal, we visit and meet with our tenants on a continuing basis each month. We look to understand their business cycles, business plans and obtain their input as how we can be of value and service to them.
As a part of this interaction with our tenants, we understand the need to maintain our centers in a first class manner and respond to tenants requests immediately. To do this we treat every service call as a priority - and follow up with the tenant to insure that we have responded and cured the problem. Our retention level for tenants is in excess of 95%.
This philosophy has grown our retail portfolio in less than 10 years to almost 3,000,000 s.f. of retail space in New York, New Jersey, Pennsylvania and Florida.
